The value of a home is influenced by many factors, but a few key things usually have the biggest impact on price and how fast it sells. Here are the most important ones.

Location

Location affects value more than almost anything else.

Important location factors include:

  • School district quality

  • Safety / crime rates

  • Distance to jobs or downtown

  • Nearby amenities (parks, restaurants, shopping)

  • Public transportation

  • Future development plans.

Two identical homes can differ hundreds of thousands of dollars just because they’re in different neighborhoods.

Size and Space

Buyers usually value more livable square footage.

  • Features that increase value:
  • More bedrooms and bathrooms
  • Finished basements
  • Open floor plans
  • Outdoor living spaces
  • Garages

But layout matters too. A well-designed 1,800 sq ft house can be worth more than a poorly designed 2,200 sq ft one.

System Age

Buyers pay attention to expensive systems.

Major value drivers:

  • Roof age
  • HVAC system
  • Plumbing
  • Electrical
  • Foundation condition

If these are new or recently replaced, the home is worth more because buyers know they won’t face major repairs soon.

  • Kitchens and bathrooms sell houses.

  • New fixtures
  • Walk-in showers

These rooms have one of the highest returns on renovation money.

Market Conditions

The overall housing market can raise or lower values.

Examples:

  • Low housing inventory → bidding wars → higher prices
  • Strong local economy → higher home values

Even if nothing changes about the home itself, market conditions can shift value dramatically.
